1. Contract - To
accept that a completed booking form agreed by both parties is
a binding contract and that any subsequent amendments must be
agreed by both parties in writing. To use the property solely
for its purpose as self-catering accommodation and to accept
the owner’s right to refuse to hand over the property to
any person deemed unsuitable to take charge. Causing a nuisance
or disturbance to neighbours and/or unreasonable behaviour
may result in the owners’ asking
guests to leave.
2. Guests - To limit the number of people
occupying the property to number as per booking form.
not to sub-let
or re-assign the property to another person or persons without
the owners’ permission.
3. Payment -A non-refundable deposit of 30% of
total accommodation fee is required at the time of booking and
the balance of the rent for the full period must be paid 3 weeks
prior to the commencement of the let. Late bookings (within 3 weeks)
should be paid in full at time of booking. Visitors from abroad
should contact the owner for alternative payment methods. Sorry
we do not accept credit card payments. Failure to pay the balance
of rental charges by the due date (21 days prior to arrival), will
result in the owner treating the property as available for re-booking.
4. Cancellation - To notify any cancellation in
writing. The owners will keep the 30% deposit however will return
all other rent paid even if the accommodation is not re let. To
safeguard against cancellation charges & other unforeseen eventualities
we strongly recommend Cancellation Insurance. To accept that should
the property, subsequent to booking, becomes unavailable through
any cause, the owner’s liability is limited to the repayment
of any rent already paid. Should visitors curtail their stay, no
refund will be paid unless under exceptional circumstances.
5. Pets - Very well behaved dogs are welcome by
prior arrangement, but
they must be kept under control at all times. An additional cleaning
charge of £15 per dog is payable in advance. No
more than two dogs are allowed and they must not be allowed in
bedrooms or on furniture. Visitors
caused by them. Any fouling in the gardens
should be cleared.
6. Personal Property - To accept that the responsibility
for personal property of guests occupying the accommodation is
solely theirs. All vehicles are also left at the guests’ risk.
Also guests agree to absolve the Property Owner of any responsibility
for any accident or mishap to persons or property whilst on the
premises or whilst engaged in any activity therein, or from any
illness or injury arising from any causes whatsoever.
7. Health & Safety - To be responsible for
shutting all exterior doors and appropriate windows and securing
the property when absent or sleeping. Also to take responsibility
for minimising the fire risk.
8. Breakages - To reimburse the owner for any
breakages, loss or damage, other than those due to fair wear and
tear. Also to accept the owner’s discretionary £25
charge for extra cleaning if the property has been left in an unreasonable
9. Arrival/Departure - To vacate the property
by 10.30 hrs latest on the final day of let, unless otherwise agreed
with the owners. Guest arrival time is from 15.30 hrs. onwards.

accommodation during their stay and to leave the property clean
and tidy, with full inventory.
12. Parking - To not park in front of neighbours houses or block
mutual access lane.
